Well, some long-awaited inventory is finally starting to appear with 39 new waterfront listings and 19 new residential listings. A good sign that summer is coming!
Average days on the Market is still holding at 42 days for residential but has substantially improved on the waterfront side coming in just under a month at 26 days. March saw a total of 18 sales with both residential and waterfront properties selling on average at 99% and 95% respectively.
The year-over-year comparison does show a significant decrease in average sale price, down 30% for residential and down 43% for waterfront. However, sales activity was also down 66% leaving a very different sample size for the average price to be calculated from. It is likely that these averages will improve as inventory and sales start picking up.
